SM Realty Advisors was founded in 2001 when Barry Simson and Philip Benditson left their independent firms to join their practices.
We established a firm that emphasized our skills and abilities to be nimble, efficient, and creative.
We are devoted to very high ethical standards and client advocacy.
We have no affiliations or correspondent relationships with any one capital source,
so our fiduciary obligation is solely to you, our client.
Though we have spent time in the institutional world, we prefer the advantages of practicing in a smaller, informal atmosphere.
We have the experience, abilities, and resources of the big-firm brokerage houses,
but we are unburdened by the infrastructure, policies, and overhead of large firms.
To you, that means that we don't hand your deal off to a team of junior staff.
We personally are responsible for, and shepherd each and every deal we work on, through the process.
We are entrepreneurial and creative in our approach.
Collectively we bring over 60 years and over $1 billion of deal experience to the table,
covering the gamut of debt, mezzanine, and equity capital structures.
PHILIP BENDITSON
has more than 30 years of experience in the field of real estate finance.
He has been a loan officer at a major life insurance company,
a national bank-owned mortgage company and a real estate investment trust.
He has also been a consultant to a number of financial institutions and a national real estate
opportunity fund in the disposition of non-performing real estate assets.
Mr. Benditson is a graduate of the Marshall School of Business at the University of Southern California
and is a California licensed real estate broker.
BARRY SIMSON
has worked in the real estate industry for over 30 years, both as an intermediary and as a capital provider.
Mr. Simson was previously a Senior Director at Finova Capital (formerly, a NYSE listed public finance company
and a significant bridge and CMBS real estate lender during the 90s),
where he was one of that company’s top producers nationally.
Prior to Finova, Mr. Simson was a Director with Belgravia Capital, a national mortgage banking firm, that was eventually acquired by Finova.
Prior to that Mr. Simson was a partner in an independent real estate investment banking practice
by the name of Schwartz Simson Realty in Los Angeles, CA.
Mr. Simson is a licensed California real estate agent.
